Henderson County Permit Process for Construction of a New Single Family Dwelling, Duplex, Addition or Remodel
The following checklist will assist you in preparing to apply for a Building Permit in Henderson County.
Residential Building Permit/Plan Review Submittal Requirements for Dwellings, Additions or Remodels
General Submittal Requirements
- Completed Residential Building Permit Application (Paper application not required if submitting through the portal)
- One electronic copy of Building Plans drawn to scale (Remodel projects involving, but not limited to adding bedrooms, finishing basement, entire house remodel requires plan submittal)
- County Zoning Permit or zoning permit from your municipality. Fees are determined by each municipality.
- Watershed Permit (If applicable) Zoning will inform you if this is required.
- Erosion/Stormwater Permit (if applicable) Dept: Site Development
- Authorization to Construct Approval on septic permit (if applicable) from Environmental Health **Contact 694-6060
- Water & Sewer Tap Receipts (If applicable): Contact Hendersonville Water & Sewer Dept. at 697-3052
- Worker's Comp Waiver (Completion of this is required by NCGS 87-14 when project cost is $40,000 or more)
- Appointment of NC Registered Lien Agent is required prior to issuance of building permit when project is over $40,000 Exemptions: Less than $40,000, Public Bldgs, Improvements to owner's existing primary residence.)
**For property that has been purchased within the last 30 days, a recorded copy of the warranty deed is required.
